New Luxury High-Rise Opening In Downtown Minneapolis

MINNEAPOLIS (WCCO) – A construction project nearly three years in the making is almost done. The result – a luxury high-rise apartment building in downtown Minneapolis, unlike others we've seen in the past.

It's called The Nic on 5th.

The building is on the corner of Nicollet Mall and 5th street, right by the light rail line and connected to the skyway.

It spans half a block, goes up 26 floors and includes 250 units.

The first tenants move in on Friday.

WCCO's Angela Davis got one of the first looks inside.

It's a dream come true for Opus Development, and for the 100 people who've already signed up to move in.

Dave Menke is the president of Opus.

"It's a wide range of renters. It's young professionals; millennials, all the way to empty nesters. We are seeing a nice wide band of demographics," Menke said.

It's still a few weeks from completion, but already 40 percent of the units are leased.

Opus says many folks signed up before they ever even saw the views of downtown Minneapolis.

They fell in love with the design plans.

"These 100 renters are renting from images, plans on paper. They have yet to see what you've now seen Angela. It is super exciting for me to see it all come together," Menka said.

A one-bedroom unit is $1,700 a month.

Two bedrooms will set you back $2,700 a month.

And the penthouse apartments, they start at $3,500 a month.

"The price point is comparable. When you look at what we have to offer as far as amenities: high-rise living, connectivity to skyway and light rail. We view it as a bargain quite frankly," Menke said.

The sixth floor has more than just a gathering space to host a dinner party or watch TV.

The area opens up to an outdoor pool and hot tub, private cabanas, a generous grilling area, a couple of fire pits and a green space to take a walk.

There's a fitness center and dog walk too.

"This has elevated our game, the Twin Cities game, as far as urban living, for sure," he said.

Opus got some of their ideas for The Nic by looking at luxury high-rises in New York, Chicago, San Francisco and Vancouver.

Opus also constructed two other buildings in downtown Minneapolis, The Carlyle and Grant Park.

Both of those are condominiums.

The Nic on 5th is all apartment rental.
